Can I visit your office to discuss what housing I am looking for?
Unfortunately, this is not possible. We receive clients by appointment only, for example for signing rental agreement. Via E mail or phone communication is initially best.
We ask you to provide some information about yourself in advance via E mail. Who are you, do you work or study, who is moving with you, do you have pets and when do you want to rent. If this matches with the house we will send you a registration form that you can send by E mail. This saves both you and us a lot of time. This way we can keep the registration free of charge in advance.

If you want to respond to a property published on our website, you will need to fill out a registration form. This way we can see if the property matches your wishes. We can also check in advance whether you meet the criteria that a landlord requires of a tenant. If you end up renting this property, then you will have to pay a registration fee of € 30.25 including 21% VAT.

You can submit a search request if you would like us to go a step further and search for you outside our own published offerings. We always agree a search request in writing after extensive communication of your wishes. The rate for a search is 1 month’s gross rent excluding 21% VAT. For this service we will inform you in advance about all the conditions so you know exactly when you will pay the costs.

In case of a successful search/tenancy mediation, we represent your interests as a tenant, do the negotiations for you, check the contract and support you during the handover. Moreover, we help you with practical advice on everything that your new place of residence entails, such as transferring contracts GWE, Municipal Affairs, parking facilities etc.

For corporations and Relocation agencies, other options apply.

Yes, we cooperate with a number of colleague brokers. In this way we can make a selection from other offers and look after your interests as a tenant, while the colleague looks after the interests of the landlord. The condition is of course that you have given us a written assignment to do so.
For a viewing, email us the completed registration form. We will then make an on-site appointment and give you all the information you need.

We like potential candidates to register so that we can learn about your needs and offer you properties that fit your needs and circumstances. This saves you and us a lot of time. We can then guide you better and help you find a good ratio between price and quality. There is no upfront registration fee.

We make a rental agreement based on the model of the ROZ (Raad voor Onroerende Zaken) or the model of Pararius. If the tenant wishes a translation we refer to the translation Apps. The Dutch version must be signed by both parties.


Before entering into a rental agreement, you must provide identification.

For students, we need a student ID or a letter of admission from the educational institution. In addition, we request that your parents sign a security deposit form; we will provide this form to you.

For working people, we require an employer’s statement with a copy of last 3 pay stubs, if possible. For tenants who change jobs, an employer’s statement is required and we consult on the additional documents.

For the self-employed, we need an extract from the Chamber of Commerce and an accountant’s statement or a recent IB tax return.

We will send you a payment statement clearly indicating when the amounts are due. Normally this is before the key transfer. Deposits are usually due shortly after signing the rental agreement.
This depends on the size of the house, the insulation and your personal energy consumption. The supplier will charge an advance per month and make a total statement once a year. They try to make the advance as reasonable as possible and adjust it once a year if it turns out to be too much or too little. In some cases you pay these costs to the landlord in the form of a fixed amount or deductible advance. Ask your contact person for more information.

All-in rent means that all costs are inclusive. In addition to gas, water and electricity, service charges, Internet and cable TV are also included.
Service costs are costs charged to the tenant for extra services, such as the use and service contract for elevator installation, cleaning and energy costs for common areas, window washing, building management costs, service contracts for installations and heating, etc. In some cases, a building has a communal heating system. The service charge will then include a share for heating, with or without annual post-calculation. This will depend on the infrastructure of the building and the possibility of calculating individual consumption.
In case the tenant pays his own GWE, gross rent is: the rent, service charges and any parking. In case the cost of GWE is included in the total rent, then this cost is also included in gross rent.

Furnished means that all furniture and inventory are present. You then only need to bring your clothes and other personal items.
Upholstered means that floors are present (carpet, tile, wood floor, laminate) and usually ceiling lights and curtains.

No, this is not included. This tax is levied by the Water Board for water charges and by the municipality for waste and sewerage charges. Both the owner and user of the property receive a bill. The owner has no influence on the tax regulations of the Dutch government. People with a low income can object to this tax within a few weeks after this decision is sent.

In many communities, waste must be recycled. Paper, cardboard, glass, plastic, cans and tetra/drink cartons are recycled. Residual waste in Maastricht must be offered in special red/white garbage bags. These bags can be purchased at supermarkets in Maastricht, among other places. Residual waste is collected weekly or 2 weekly. The municipality provides a waste calendar and there is a handy App. Different waste policies may apply in surrounding municipalities.

This depends on the individual owner and the environmental permit. Some single-family houses are suitable to be occupied by multiple students, but the owner does not want or is not allowed to rent to 3 or 4 students for various reasons. The municipality usually does not allow a property to be shared by multiple people who are not a family.

Upon completion of the home, we will prepare an inspection report on the condition of the home. All traces of use, degree of cleaning, damage and wear are noted and photographed. The tenant and owner sign this report on the condition of the property. At the end of the rental period, the property must be returned in the same condition. The tenant must pay for any additional cleaning and repairs.
Yes, this is allowed in most properties. A thorough final cleaning is required before the property can be passed on to the next tenant. Depending on the size and how long you have lived there, the thorough final cleaning can be as much as a day’s work. In general, our experience is that departing tenants have a lot to do in a short period of time. Final cleaning is often not their priority. Most tenants are happy if the owner takes care of the final cleaning which is reimbursed by the tenant.

Most owners do their management themselves. In case other parties manage a property you will be informed about it. In case of a problem, the tenant himself should contact the owner or manager directly. La Fontaine Makelaardij can only carry out an order for repair or service if the management has been issued to la Fontaine Makelaardij. La Fontaine Makelaardij has no mandate to make decisions on behalf of a landlord.

We advise everyone to take out third-party insurance and contents insurance in the case of an unfurnished rental. The owner has insured the property through building insurance and, if furnished, inventory insurance.
Your deposit will be refunded by the landlord/owner through the bank in the manner agreed in the rental agreement. The amount will be refunded after you leave the property and after inspection. The amount of the amount depends on whether there are things to offset such as cleaning or damage. We do not hold a deposit ourselves.

In rare cases, a dispute between tenant and owner arises. In that case, we will try to mediate so that the parties can reach an agreement.
